Introduction
Lakeview Guesthouse a fine Edwardian home offers guests a high standard of hospitality in two ground floor rooms and three first floor bedrooms.We operate a totally NO SMOKING policy throughout and are unable to accommodate pets.

Pre-Arrival
• Wireless internet & fax facilities are available to guests.Lakeview benifits from a website www.lakeviewkeswick.co.uk on which its access statement can be read.
• Lakeview is just over one mile from Keswick bus station and is an easy level walk of approx 20 minuites.The Stagecoach service 77 runs a regular summer service,the nearest stop to Lakeview being 100 yards from the front door.Taxi services are available from Keswick and found adjusent to the bus terminal.Collection from the bus station may be available by prior notice.

Arrival & Car Parking Facilities
• Lakeview is accessed by car via the A66,turning into the village of Portinscale and passing the Farmers Arms public house,Lake view is to be found on the left 100 yards passed the pub.Off road parking to the rear of the house is accessed up the lane to the left of Lakeview.Provision is made for four vechicles.The
• tarmac surface is suitable for motorcycles.Covered secure provision is made for pedal cycles. Entry to Lakeview is made by walking backdown the lane for 20 yards and entering by means of a gate to a level tarmaced 1 meter wide path leading to the front door.A total distance of approx 40 yards from the car park to the main enterance.The walkway from the gate to the front door is lit by external lighting .A second gate a further 20 yards down the lane also offers access but encounters six steps made of Lakeland stone and are subject to seasonal conditions.

Main Entrance & Reception
• Entry and exit to Lakeview(other than in emergency) is available only through the front side hung door.External lighting is provided to this area.Two steps (17cm and 13cm approx) rise from the path to a tiled enterance hall leading through an internal door to a carpeted reception area..An electronic entrance bell can be found to the right of the front door, is marked "Lakeview" and is activated by pressing.Guests are familiarised with the public rooms at ground level before being taken upstairs to their designated bedrooms and issued with bedroom and front door keys.
• On arrival rooms are available from 3.30pm unless prior arrangements have been made.
• A bureau provides a reception desk at a writing height of 72cm.
• Access from the reception hall (140cm wide) is provided to the sitting room through a panneled door of 84cm width and also to the dinning room through a similar sized enterance.All public rooms at this level are carpeted throughout unless stated.

Public Areas - General (Internal)
• The carpeted sitting room with a seasonaly lit log fire provides a warm comfortable room for guests to enjoy.There is neither TV or radio in this room.
• Chairs of higher and firmer construction suppliment the easy chairs and sofa.
• Walls are painted with light emulsion and door and skirting are in natural wood.
• One large bay and one other window allow sufficent natural light in to the room.Central ceiling ,standard and table lamps provide artificial light and additional hallogen reading lamps are available on request.
• The dinning room is also carpeted and has simillar wall covering to the sitting room.A large bay window supplies natural light and a dimming ceiling light and supplimentary table lamps provide sufficent light.
• A single natural wood table with leather dinning chairs and a sideboard conclude the furniture in this room.

Bedrooms
• The first floor rooms are accessed by a staircase of an initial thirteen(13) steps leading to a landing.A further three(3) steps lead to the upper landing from which bedroom access is made.The stairs are of a uniform dimesion of 26cm tread with an 18cm rise and stair and upper landing are approx 90cm in width.
• All three bedrooms are en-suite with heated towel rails and wall ties in appopriate areas.The bed areas are carpeted and offer tv(with text and dvd), radio/clock,tea/coffee facilities,hairdryer.Central ceiling lights are complemented by bedside lamps and hallogen reading lights are available.
• Room 1 has a kingsize bed with a firm supportive mattress.The access height being 80 cm approx.It benifits from a writing desk and a chair,luggage rack,wardrobe and chest of drawers.It has two large windows and is south facing and is decorated in light emllusion with one contrasting wall and white woodwork.The bathroom enjoys a glass fronted shower cubicle,wash basin,wc and cast iron 1.7 m bath.The flooring is of solid oak and bath/shower mats are provided.Electric shaver point and adequate artificial light is provided and natural light is through one south facing window with wooden shutter.
• Room 2 is twin bedded and west facing.It has a large bay window for natural light andis painted in light neutral colours with light woodwork.It benifits from a dressing room with vanitary unit and shaver point.The shower room has a glass fronted shower,wash basin and wc.It has a soft vinyl floor covering for which a shower mat is provided.
• Room 3 is north facing.It has 1 wooden shuttered window.The bedded and bathroom areas are painted in light neutral colours with light painted woodwork.A standard double bed is accompanied by wardrobe, chest of drawers and comfortable chair.
• The bathroom has an solid oak floor,wc, castiron bath,with shower and wash basin.It has 1 west facing shuttered window central ceiling light and shaver point with light.

Grounds and Gardens
• There is a well stocked garden to the front and side of Lakeview.
